Things To Ask Your Builder

Does the person you met with know how to build a pool?

A lot of builders employ sales people with no construction background. At Pools By Jordan we can explain every stage of your pool build in great detail, as we have done every phase ourselves. This allows us to properly design your pool so that it can be built as such in real life application versus by design.

Beware the sales guy that shows up late in an obvious “non construction work” vehicle. Do you think that guy would take the extra time to clean up your yard when he visits the site? Do you think that guy would get his hands dirty to help your project move along ? Often “Sales Guys” don’t understand the intricacies of design and how they affect things as simple as pool maintenance and long term enjoyment, and they often design non functional features as they lack the experience to do so properly. Don’t hire a company that sends out a rookie to design what will likely be your largest family investment.

Ask A LOT of questions, and see how they respond. A good client is an educated client.

After you sign your contract, who is your main contact?

Be wary of being handed off to some other department where you may get lost in the shuffle. At Pools By Jordan you can always deal direct with the owner as needed.

Large, volume production companies have all kind of issues that we don’t have here at Pools By Jordan. Some famous quotes I’ve heard from companies where you deal with a sales guy “The sales guy said that was included” “He told me that wouldn’t be a problem” “He said we would be done in 3 weeks” – Don’t let this happen to you. At Pools By Jordan we sell a limited number of pools a month by design, to be able to deliver the best experience and stability throughout your project.

Where are they located?

Pools By Jordan is located in Largo, West Pinellas County close to the beaches, and has a design center available to meet with me by appointment. Some pool builders may be located out of the county and work out of warehouses with no sense of design or stability. In addition, most of our clients are within a 30 minute radius so that we can supervise your project properly. Builders located over an hour away are not able to oversee your project as well as someone locally.

What does the timeline look like to start work?

If they can’t send you a quote for weeks, or start your project for months, imagine how long it would take them to build it. At Pools By Jordan we only take as many jobs as we can manage with the quality and level of detail we are known for.

Current wait times at Pools By Jordan as of 2023 are approximately 2 months for permitting, and 2-3 months to build, depending on complexity and scope. We are not running a backlog and once permits are issued we attack, as we do not get paid more to take longer.

.

How do they inform you of your job schedule?

The majority of builders have a sales team, and then project managers, schedulers, accounts receivable people, etc. Who will tell you when the workers are coming? Who will tell you when the job will be completed?

At Pools By Jordan we lead the industry with direct and consistent communications. We adjust to whether you want daily or weekly updates on your project. Even sending photos and videos to our many out of state clients who trust us with their project from afar. We utilize state of the art job management software for payment processing and project updates. We are always available via phone, email and nowadays by our app based portal. Don’t deal with a builder who takes days to get back to you, or dumps your call into “so and sos” voicemail in XYZ department.

Do they do any of the trades themselves?

Pools By Jordan owns its own dump trucks, excavators, skid steers, allowing us to keep a tight rein on schedules when the market gets busy. Most other builders are at the 100% mercy of subcontractors to get your project done – which can lead to extensive delays in your build and a lack of consistency in their product. Subcontractors are used by most for certain trades due to specialty required, and Pools By Jordan keeps a “Swat Team” of a handful in house employees to deploy to your jobsite when needed to make sure your build stays on track.

Do they pay as they go, or run your project on credit?

At Pools By Jordan we pay for everything outright as we go – some builders will run credit accounts against your property, resulting in certified mail NTO coming to your house, and leaving you liable to pay the vendors if your builder closes up shop or runs away with the money. Financial stability and personal credit ratings are extremely important things that most people don’t account for when selecting a builder. One mistake when building a pool could cost a builder thousands upon thousands of dollars, and you want to make sure they have the means to remedy any issues that arise without using other clients’ money to pay for it. Several builders in the market place have made building mistakes, and mismanaged their finances, and to make up for it have doubled and tripled the amounts required to start new projects.

Are they able to handle the scope of your project?

Some builders sign up to do things they’ve never done before, don’t let them experiment in your backyard. Pools By Jordan has done projects ranging in costs from $70k-700k, and pool sizes from 120 square foot Tiny Pools, to 2,500 square foot commercial pools, and has delivered on every job.

Do you want a builder that has pre packaged pool shapes, or someone that addresses your vision with the time and expertise to deliver the result you are looking for? Pools By Jordan designs every pool from scratch to make the most out of each and every property.
